Can I Buy a House at 18?

I want to buy a house but I'm only 18. To my understanding the legal age to buy a house is 21. Is this true?

 

Also my parents have a family home and they want to gift me a 30% share. Again do I need to wait till I am 31 before I can have the house gifted?
