Can I select a property as my PPR if I haven’t lived in it?

I currently live with my parents and have purchased two investment properties that are currently rented out. Am I able to nominate one of the let properties ay my principle private residence to benefit from the PPR reliefs?

PPR is only available to the owner of a house if he occupied it as his only or main residence.

 

An intention to occupy it is not sufficient.

 

It is not necessary to have lived in it as the only or main residence for all the period of ownership, but for at least part of the period of ownership it must have been the only or main residence.

 

The Revenue say in IR Interpretation 73 that "it is the quality of occupation rather than the length of occupation which determines whether a dwelling-house is its owner's residence".
